Our area has a wide variety of neighborhoods. Whether you want an upscale golf community home or a mountain getaway with great fishing out the back door, Klamath County has it all.

One neighborhood that has generated a dramatic change in our community's progress is the Running Y Ranch Resort. This premier residential area was started in 1996 and is developed around the only Arnold Palmer designed golf course in Oregon. Located just 12 miles from downtown, this prestigious community is growing, offering lots for building custom homes, condominiums and duplexes, single family chalets and all the amenities expected in an exclusive resort. Living in relaxed unpretentious luxury and the beautiful natural setting in the mountains on the western edge of Klamath Lake can't be beat. The Running Y has been instrumental in the "discovery" of our wonderful area by people from all over the country who move here or have a second home at the Running Y.

Within the Klamath Falls City limits, you will find: wonderful older classic homes in the Pacific Terrace/Hot Springs area (many with geothermal heat), the Lynnewood subdivision of beautiful homes on the mountain above Klamath Lake and above the waterside homes of Lakeshore Drive, great single and multi-family homes in the oldest part of town originally called Linkville just above the downtown area, the Pelican City and upscale Harbor Isles areas around the east side of Klamath Lake, the affordable Mills Subdivision located near shopping and schools, plus a variety of other neighborhoods tucked away within the city limits and many out further with more land and space for animals.
Outside the city limits, Klamath County neighborhoods include the large subdivisions known as South Suburbs (Sunset Village, Meadows East, Gatewood, Valleywood, etc.). In general, all housing included in the area south of S. Sixth Street and east of Washburn Way and south of Shasta Way is referred to as "the South Suburbs." Within this area are many tract homes built from the 1960's to present time. There are also some terrific older homes that used to be surrounded by farmland and pasture. You can find large lots and small acreage homes in the South Suburbs. Many of the older areas are still zoned for animals, while the newer subdivisions have Conditions, Covenants & Restrictions that provide uniform regulations for property use and maintenance.
On the east hills of Klamath are hillside developments named Moyina and Skyline. Views of Mt. Shasta and the Basin are common and both areas are great family neighborhoods.
Falcon Heights is located on the south side. This is a popular and affordable neighborhood of duplex style and some single-family homes. The duplexes are sold as separate units and this is a great place for your first home purchase or for retirement. This is a unique community. There are many areas further out with large lots and 1+ acre parcels.To the east, Rolling Hills, Shieldcrest (an area of beautiful custom homes above the Shieldcrest Golf Course), Collier Lane custom homes next to the golf course, and the very popular Pine Grove area. On the west & north sides, Juniper Ridge, LaWanda, Silver Ridge, Sunset Ridge, Valleyview all are developments with custom homes on land.
Other popular areas I can help you with are in Keno to the west, Merrill/Malin to the Southeast, Rocky Point on the far west side of Klamath Lake and Chiloquin to the north. Klamath County offers wonderful properties with land and views and wildlife and country living.
Klamath Falls is a small community, so no matter where you live, traffic jams and rush hour are really nonexistent here. You can live in the natural splendor at Running Y and drive to work in minutes. For many new residents, telecommuting is their only "commute"!
